Sale agreement validity

Hi Sir,
We have entered a sale agreement with Seller (Husband and Wife) for the purchase of land.
Now one of the sellers (husband) was died. Already signed sale agreement was expired.
Now, we are proposing to enter a sale agreement with all legal heirs (4 children's + Mother).
One of the legal heirs is staying in abroad, planning to give power of attorney to his mother. It will take some time in completing this process
Therefore, we are planning to enter a sale agreement with all the legal heirs without getting sign from NRI legal heir. Is this agreement being valid, we have already paid 50% of money to seller (deceased person).
Request your support.
Thank you

Claims by the legal heirs

I have purchased Land from Mr. A and he sold this to me after executing the Release Deed between all the legal heirs in favour of Mr. A, and now I am owner of the said property for 12 years.
1) After completion of 12 years now can I sold this property to any third party?
2) Can any Legal Heir of Mr. A claim the property after 12 years?
3) Can anyone from the Legal Heirs who had released their rights on property to Mr. A by the release deed claim for the property?
4) Is there any chance in future the Legal Heirs can claim for it?

Thanking you in anticipation for your valuable time.

Right on gift deed

Hi All,

Thanks for guiding continuously public. My mother in law received her share from their brother as gift deed and she is passed away now even her husband (My father in law) is also passed away. My wife and my brother in law are only 2 legal heirs. Is my wife has right on that property which was gifted to my mother in law from their brother and how can we get registered.

Do we need to go to court or registration office as part of partition deed if my brother in law (My wife's brother agrees to give my wife's share)

How much time it may take to get register as part of partition deed or registration.

Stamp duty on conveyance deed

Sirs,
Our society was formed in 2007 and conveyance was given in 2011. At that time builder paid the stamp duty amounting to Rs 1042000/-. As per the clause in registered agreements and conveyance deed the stamp and registration charges have to be borne by the society members but after almost 9 - 10 years the members are not ready to share the stamp duty saying that the issue has never been discussed in the meetings. When it is clearly mentioned in the documents are they not liable to pay the stamp duty as per their share.
Please advice. Thanking you in advance

Building a window but neighbors are obstructing it

Sir/Ma'am
We currently started a construction work in our house to enlarge the pre-existing windows by a little bit, but our neighboring Jain Temple's society is hindering in the work and threatening to put a wall over it, we just want better lighting in our home and have no ulterior motive, but they saying that it will affect their community as we will try to peek them, that is not true, the window being opened is at 8 feet of height, I am only 5'11 and my parents are shorter than me, and aren't capable of standing on stools to so called "peek" at their matters, we 3 members just want better ventilation in our crooked home, not to say that our house has been in this society for longer time than their temple and we have countless times endured because of them as they rent out this place for weddings or have community gatherings and they create a lot of noise even past midnight, I have to study for competitive exams but we never complained, all we want is just a little bit cooperation and they understanding that we are not violating any law as the window is on our side and not entering in their property. Please help
Thank you
