Hi Sir,
I would like to know what is the allocation for me to buy an agricultural land. I am from an agricultural family background but i am not a farmer. I am a working professional who has annual income more than what is prescribed in the act.
I want to buy this land and become a farmer. No ulterior motives of real estate or business. How can i go about it?
Is there a way for a genuine citizen who wishes to take up farming on her own wishes even if she doesnot belong to farming profession?
Please suggest.
Thanks and Regards,
Sindhu

As required by law, for succession the court would buy stamps of certain percentage on property value. Can any one tall me what is the date of valuation (i.e the death of a person or the date on which succession certificate is granted). Say a person died in 1996, inestate. Now the succession certificate is required in year 2010. What shall be the value date 1996 when the property is legally succeeded or 2010?

Tenant has Leave and License agreement of fixed duration with no renewal, with the owner.
* Please suggest how the tenant can be evicted if he does not leave after expiry of the agreement.
* How is the procedure different from eviction under Lease agreement.
Thanks.
Short term capital gain comes in picture if property is sold before completion of 3 years.
This period of 3 yers is counted from which date, date of booking (of apartment/shop/plot/...), date of possession or date of registration in the court?
These 3 dates that I mentioned may be few years apart.
sir,
My father was adopted by his uncle(fathers's elder brother since he had no children) and had aquired property from
him through a will stating that he had written the property to his adopted son (my father) since he(my grandfater)has no children and had it registered at the time of his death.
We are 2 daughter's and one son to my father, all of us are majors. Our father has left us and our mother and is residing somewhere without even giving us his address.
He has sold some of the property to a woman.
We dont know about his whereabouts since he is absconding willingly and now we want to claim for right in the property because we have no other choice to meet our needs. My mother is a housewife.
is that property considered as ancestral property and can we claim for equal share in it .
Can my mother claim for share in the property to meet the marriage expenses since it is his responsibility.
Please kindly advice us to get justice because we are not in a position to wait or search for him anymore.
thankyou.
is a unregistered will made in 2003 legally valid today ie in 2010?
respected sir
my grandfather has passed away in 2000 leaving behind 4 daughters & 2 sons.now my grandfather has made a property in delhi which is occupied by both sons from last 25 yrs.my grandfather has made a will stating a distribution between both sons in equal ratio but that will is not registered.
now my chachaji had let all 4 sisters had made signed a relinguishment deed in his favour all 4 shares of sisters & with 1 share to my father & also he got it registered.
Now he(chachaji) had made a declaration on a stamp paper of Rs.100 stating that the share between him & my father will be 50% each which is notarised & signed by him & his family members.
Now we want to sale the property,is that agreement entered between my father & chachaji which is also notarised is legally valid & enforceeable in the event chachaji does something wrong in the honourable court of law??
Does the agreement needs to be registered?if chachaji does not agree for its registeration of the agreement can we take the token amount on the basis of that agreement?
Also is there any recent Supreme Court Judgement regarding its enforceeability??
