Dishonour of bank cheque

Hi!
I got one post dated cheque of dated 30-05-09 of certain amount, against full and final settlement of my amount owes to certain person, for that both us signed an mutual agreement of payment mentioning date and cheque no. in the agreement.
To my shock when the date came the person issued the cheque asking for one month more time which I am not able to give him.
So please suggest me what should I do in such situation, shall I present the cheque in the bank ? what are the safeguards or action I can take against that person if the cheque is bounced on presentation.

Ancestral property

My sister in law lost her father just a month ago.Her mother is still alive. Her father got 2 plots in pune from his father i.e. grandfather of my sister in law. On one of the plots her father constructed a bunglow and one plot is still vacant. Now my sister in law's brother is forcing her to give up the right on all the properties without any consideration saying that now since she is married she should give up her right.
Now we would like to know what is the remedy available to my sister in law. Is her right on the ancestral properties extinguished when she got married? Can she refuse to sign the transfer documents? Can her brother transfer all the property in his name even if his mother is alive?
What is the legal status of the ancestral property? How the ancestral property is distributed between family members?

Thanks in advance.

COMPLETION OR OCCUPANCY CERTIFICATE

I have booked a flat at baroda [vadodara] gujarat. My builder says that completion certificate cannot be provided before registration of sale deed and that it will take nearly a year or two to get it. Pl let me know extent of minimum and maximum risk involved if any.

Secondly is completion and occupancy certificate same or different and whether it is a must legally. What are consequences of not having these certifictes.

Should I withhold some amount pending receipt of these certificate from builder?
