Can a person buy a patta land

Dear Sir,
I want to buy a patta land. Is it safe to buy a patta land, if yes, then what I need to do before buying that land. Is it possible to transfer the patta to my name. What are the documents I need to take from the land holders. How to en quire whether the seller of the land is the real and present owner of that land.

What do you mean by "patta" land?

The material aspect is whether the seller has clear title to the property.

There is no harm in buying the patta land provided the holder of the patta has a clear and marketable title. This can be verified from the Tahsildar office or the revenue department. It is to be seen that how did he acquire the patta land and when was the patta issued to him and whether there was any condition imposed along with the issuance of patta and the same have been complied with by the owner. This involves lot of verification and scrutinisation which can be done only by production of relevant papers/documents before a local advocate for his legal opinion, hence you may consult one in the local.
