Cancellation of registration - ongoing construction

Hello,
I have done flat registration in May'15. Its a new construction due for possession next year - May 2017.

Now i want to upgrade the type of flat from 2 to 3 BHK in the same phase with the same builder..Both the 2 & 3 BHK constructions are ongoing..

I would like to know how much stamp duty & registration charges are deducted if i were to cancel for this flat. Basically, i intend to do a new registration with the same builder for a 3BHK..I have paid around 2.45lacs in registration & stamp duty charges in a split of 2.1 lacs & 35000.
Post cancellation , how soon the money gets credited back.

Please advise.

Hi
Once a property is registered, then the stamp duty and registration charges paid to it will not be adjusted towards new registration
You need to pay stamp duty and registration charges afresh based on value of new property purchased.
Money once paid to revenue department will not be returned under any circumstances. Upgrade option is not there in revenue departments.

OK i get that.Thank you..I got confused when the builders sales representative told me that atleast 1 lac I will get back within a year.. He called me half an hour ago and told me the same..

another thing is I dont want the revenue dept to adjust that money with the 3bhk registration cost..No thats not what I meant..If I want to cancel the registration of this existing flat, no refund of anything??Is that what you mean?

Yes, no refund. New registration will take place for new flat and according to area you have to pay the stamp fee and Registration fee. Ask the builder.He will give you the detail.

Get the earlier agreement corrected mentioning the changes in the description of the flat.. pay the additional stamp duty charges if any.

Registration once paid not refundable after registration of deed. For amount payable consult Registrar office as stamp fee differ from state to state.
