Care while building a independent house on a Plot of Land

If independent house is to be built on a plot of land, the work or the contract would be given to the builder.Many times the builder demands money but does not adhere to the schedule in work completion & does not do the work we want. What is the care to be taken in such cases while entering into an agreement with the builder in such cases. Is there a standard agreement to be entered in such cases to avoid the above mentioned problems or other problems apart. Kindly clarify

you can signed agreement but you mentioned all details in the agreement date of starting and finishing ,and amount, if the builder violate or not obey you can claim consumer forum.

There is no standard agreement, however, each and every aspect should be made part of agreement in neat and clean words with prior discussion like: mandatory clearances for construction, total cost of construction, mode/schedule of payment/installments, period of construction, time of delievery of possession, common places, cost of car parking, cost of club membership, constitution of society, handing over of title documents/its definite nature and time, consequences of late deleivery of possession/inferior material/late deposit of installments etc.
