Construction loan

Hi,
I Own a plot in Pune in a Grampanchayat area. Dimensions are Length 70ft & Breath 13.5 ft, I want to know about the construction & loan procedure to obtain it from a government bank. As its a gram panchayat area what all appovals would it need and other imp things to know

Though it is situated in grampanchayat area, whether this plot is in approved layout or not. If it is in approved layout, you have to obtain the plan for construction of house approved by Panchayat. Once this is over, you have to approach your Bank with estimate for construction requesting for a loan. The Bank if agrees to process, will send the document to their legal adviser to give title report. If title is clear, Bank may process your application depending upon repayment capacity.

Thank you for the response Sir. Please help with the to understand the term "approved layout" whom shall I approach to get it or know the status. Nationalized Banks that I approach the ask for an NA. Is it required if the plot is in Gram Panchayat whom do I get this NA from.?

The bank granting/advancing loan would be in a better position to guide, advise and proceed, discuss with the Bankers with all documents.

Hi,
Check whether the said plot is demarketed by the Govt authorities..
If no.. then get the plot measured by them.
If you want to do the construction over the same.. then you have to get it sanctioned from the town planning authority.
What is the zone mentioned over the zone certificate of the plot?
Remember.. now the grampanchayat authorities have no authority to grant the construction permission.

As per Section 18 of MRTP Act no construction can be undertaken in areas other than municipal corporations and municipal councils without the permission of the district collector's office. The Sarpanchs who were giving approval earlier have been deprived of this power by the government of Maharashtra."In gram panchayat areas the maximum permitted floor to space index (FSI) is 0.4 but in many cases the panchayats had sanctioned an FSI of 8. Such violations were found 20 to 25 km from the Pune Municipal Corporation limits. The collectors had no choice but to take away the powers of the panchayats.
