sir, I have a two stroied building of which I am selling the ground floor. It has shop attached with one room. Now buyer wants to demolish the middle wall of the shop and the room which is a load bearing wall, to make the shop bigger. My question is whether he can do it or not?he wants this permission from me to be written in sale deed. Can i give this permission to him in deed?will it be legal?how it can cause me problem in future?Or else how to proceed for this?If I don't allow this demolition,he probably won't take the ground floor. After sale I will stay in the first floor. So sir please help me in this matter.

In 2007, a jewller demolished the load bearing wall which was in his ground floor shop of a building called Laxmi Chhaya in Borivali, Mumbai. The reasult was, the building collapsed overnight causing death of number of people lving in upper floors and loss to property.
Please be careful while doing so. I suggest to get an opinion from an engineer or architect before taking a dicision.

dont give him permision to demolish load bearing wall . if you give permission if any accident happens you will be in trouble .

Better consult an architect or civil engineer before entertaining his request.

If indeed there is such risk then immediately send a legal notice asking him not to make such demolition.
If the property is in Kolkata then complain with KMC as it is very strict in dealing with that type of matters.
In the mean start a proceeding u/s 144 crpc though ultimately a suit for injunction would be the better option .

It is not advisable to allow to demolish the load-bearing wall in the down floor of the building. Your permission may not prevent the collapse of the building.
