Development aggrement and irrovacable poa

Sir, I along with my 2 sisters have executed Irrevocable POA and development agreement with a builder in the year 2003, the development agreement is not regd, The builder has till date not initiated any actions from his end. I want to cancel the POA and the development agreement. Please advise. While signing the agreement Rs 5000 were paid by the builder.

Civil suit might have been become Time-Barred. File a criminal complaint u/s 420 IPC.

Only a criminal complaint is maintainable now.
