Difference between stilt floor and ground floor

I'm planning to buy an apartment in a building constructed by the Owners of the land, but i've found recently that the owners have declared the building having stilt + Ground +1st floor+ 2nd Floor +3rd Floor.
Now i have read that in front of a 35ft road you can have only ground+3 floors , but is it legal that that you have Stilt and Then Ground floor above Stilt floor and then so on.

Even the BBMP documents for the above site describes the same.The site is an A Khata site.Also the owner is paying the taxes for each flat till date.I have the Tax receipts.
The flat that i'm looking is present on the TOP floor i.e. a Pent house and the same is also disclosed in the BBMP documents for the apartment.

Kindly suggest ,if i could go ahead for the same and if i should ask the owners for some more documents.

If the planning authority has approved the same, and moreover the building has been completed and taxes paid, then probably there is nothing to worry.

get the title verification done of said flat by local lawyer before buying it.

Verify as to whether the stilt portion is used only for parking and if it is approved as per the sanctioned plan, there may not be much problem. However consult an advocate handling property matters to confirm.

Today i came to know one more thing,the floor with the penthouse has a floor plan approved for two 2bhk and one 1bhk, but the builder has built a two 2bhk and provided a long terrace for both the houses and hence converted them to the penthouse.
So i guess there is a total deviation from the regular plan. But i'm told the flat would be approved by the banks and institutions like SBI and LIC. I am really confused bcz the land do have proper documentation and the title is also clear.

dont purchase the property . buy only if building constructed as oper sanctioned plan . if you are buying a penthouse uyou can afford lawyer fees . consult a local lawyer

It is highly dangerous to purchase the property which has been built without sanctioned plan as the authorities concerned can demolish the same at any time and you shall be ultimate sufferer thereto.

Well, Makkad sir, the plan is approved for the said floor and the owner was supposed to build a two 2bhk and one 1bhk on that floor, but instead he had built only two 2bhk and rest he had left as a terrace for the two flats. Now my question is ,if the owner had approval for the 3 flats and he builds only 2 flats out of them, is it still a violation?
