Enhanced edc and interest

Dear fraternity,
Wanted your suggestion on to the demand for enhanced EDC and interest by Ansal Royal Heritage on which there has been a stay order by high court since 2013. The builder doesn’t want to give possession unless it’s paid and is willing to give penalty on delayed possession only when the enhanced EDC is paid. Appreciate your suggestion on the right course of action.

Dear Sir,
I had bought a property in Ansal in 2012. The builder demanded enhanced EDC in 2013, but I denied as high court has put a stay order on the enhanced EDC. The builder accepted then. But now at the time of possession the builder is demanding the EDC as well as the interest accumulated over it. The high court stay order remains. The builder says they wouldn't give possession unless the EDC and interest is paid. What legal action can I take against the builder?
