Dear sir,
X was the owner of lease-hold property, having 4 legal heirs (3 sons and one wife), in which two sons want to give their share in favor of her mother, and one son does not want give his share, what is the procedure of getting ownership rights in favour of mother, and if two sons gives their share rights in favour of their mother, can this property free-hold

if it is lease hold property you have to make application for conversion into free hold . you need permission of the Lessor
relinquishment deed duly stamped and regd can be executed by 2 sons in favour of moher if they so desire .

lease-hold and free-hold has separate matter and relinquishing the right by two sons in favour of their mother is a separate issue and don't club these two distinct and different matters.
Sons can make relinquishment deed and can get registered as desired.
