Question on sub division/UDS - Need help please..

Hi,
My friend & I found 1.5 grounds land in Chennai and want to buy it as .75 grounds each. My assumption here is we can do this (splitting/subdividing the land into two .75 grounds & registering it on both parties) at the same time in the registration office - producing the required details like the measurements, boundaries etc for both the pieces and register it on each person's name. Is this true ? I heard that the land owner(or someone who takes the power usually builder) first need to apply for subdivision of land which will take some time and only after getting the land subdivided, owner can sell two pieces separately, is this correct?
Also, instead of spliting it, if we want to go as UDS(undivided share) option, will it be easier process?/can it be done at one transaction(same time when we register the land on our names) ?
Could any one help in clarifying this ?

Both your intention is right. But it is not your relative and hence UDS option may not work well. As then the legal heirs of you and your friend will get problems with respect to UDS. First you need to get the document registered and then alone you can go for sub-division so that your name appears as owner for the sub-divided area in all the records. It is better to get the land subdivided and more important is make sure both gets the pathway to reach your lands and apply to concerned authorities for sub-division. It does not take much time and records are exact you can get it as soon as possible.

Thank you so much for your quick reply. This is a residential land and both my friend & I together are planning to construct a small two story apartment(2 houses for each of us) complex. Our builder is saying that we have to go with UDS option only, as we can't construct a single building on two different plots (even thought they are adjacent).
In this scenario, could you please explain the steps to be performed from purchasing the land till registering it in our names (using UDS option).
