Release Deed of immovable property, no matter what the value of the property, can only be made by a registered instrument. This provision excludes every other mode of transfer and even if the intended donee is put in possession a gift of immovable property is invalid without a registered instrument.

Citation already cited against you.So there is no chance of any positive citation unless your deed can be proved as memorandum of family settlement from facts and circumstances of your case irrespective of the name of the deed if it creates such a scenario over all.
