Confirmation deed

Dear Sirs,

I request your advice on the following:

‘A’ bought 1 acre and 14 gunts from XYZ and got registered in 2004, and made the layout sites, without getting DC / BDA approval.

‘A’ given GPA to ‘B’ for acting on ‘A’ behalf for registration of sites etc, with notarizing the GPA document (not registered at sub-registrar office)

We bought a plot of 1200 sqft (30x40 ft) and got registered from ‘B’ GPA holder in December 2004.

When I went to sub-registrar office to make Confirmation Deed from ‘A’ (owner of the land) for my safety. The sub-registrar office was told to pay the stamp duty of for 1 acre and 14 gunts, for the transaction of GPA, which was only notarized and not registered at Sub-registrar office.

Please advice on the below;
• Shall I get the Confirmation Deed on Rs.100/200 stamp paper (with signature attestation of Owner ‘A’ and GPA holder ‘B’) without registering at sub-registrar office.
• Shall I remove the GPA registration details in Confirmation Deed and get registration be done at sub-registrar office, is it valid.

Dear Mr. Keshava,
Why don't you approach a local lawyer, find out the correctness of the documents and do the needful.
Spending some money on lawyer's service at this stage is worth, rather than losing the entire hard earned money later on due to defect in the documents and its registration.
