Flat transfer

My Client is having 50% share in her flat. In the same flat 25% share is of her son who is expired last year,remaining share is of another son who is mentally unfit. now she wants to transfer the flat fully in her name.explain the procedure

as ar as mentally unsound son is concerened, she is her natural guaridna and can exrcise his rights for his benefits.

superficially it appears that she wants to take over rights of unsound minded son. But the benefit of son is to be judged.

She need court order , to deal with minor or mentally unsound son. NOT EASY .......
