Transfer house registered in father's name

Hi,

We have a house in Kerala registered in my Father's name, who passed away 6 years back. Since my father did not leave a will or legal deed transferring ownership,we would like to know :

Does anyone apart from my mother and his two children need to sign the document to transfer the registration? Does my grandmother have any right to the property registered in my father's name?

since your father died intestate your grandmother , your mother and two children are the legal heirs of the said property

Thanks Ajay. Since my grandmother wasn't exactly 'nice' to us after my father's death and is now unwell, if we decide to wait for her 'time to come' will my dad's brothers and sisters have any right to my father's house after she passes away?

your grand mother share will devolve on her legal heirs including her other children

The right of your grandmother shall further be inherited by her legal heirs including your deceased father, all your uncles and aunts and grand-father, if he is alive.

Even waiting death some time does not work as is the case here.

If she has turned "nice" now then get a will done from her in your favor.
