Hello Sirs,
I was purchased a House in August 1998 measuring an extent of 1200 Sq.ft with house in chennai, at the time of 1998 registration the survey number was typed 11/4 instead of 111/4 by typing mistake in SCHEDULE ( last page ), but the original Survey Number is 111/4. Now i am going to sale my property... buyer side asking now to change the S.No by way of rectification deed... i approached Register office they told to pay the present Guideline value ( Present Value (-) 1998 Guideline value = Difference amount ) to file rectification deed.
I am totally confused why i want to pay further tax amount, i already paid entire stamp paper value
in 1998. just i want to change the S.no. only ( it was typed mistake ).
so.. pls guide me,

Since there is a lot of delay i.e. about 14 years in executing rectification deed. Naturally, there will be penalty for the delay.

Time is not essence in rectification deed. Present guidelines can never restrict to correct such minor mistake.
