Partition rights

(Querist) 13 August 2013 This query is : Resolved 
Dear sir / Madam,

We ( i and my brother ) bought purchased a land ( 4 Cents) from my village. After that I constructed two houses in my 2 cents lands and paid property tax. Without partition and also my brother permission, I sold ( by gift deed to own my sister ) two houses by property tax receipt.
Till date, I did not show the original deed in the sub registrar office and also the buyer ( my sister).

Now my brother wants to partition. I told the above sale ( gift deed ) to my brother. He accepted and he wants to get a way path to his land. But the present owner of the 2 cents lands did not agree to allot the way path. The same mater was conveyed to my brother by me. Then my brother again registers the partition.

Question:
1. I and my brother registered the partition now in sub registrar office, whether it is a legal one or not in the law?
2. How I give to path way to my brother?

If you have already gifted or sold without providing pathway,unless donee or buyer agrees,you two brothers can not do anything to bind donee or buyer.
