Hello All,
I am Hemant. Buying a home at Jalgaon Maharashtra. My loan is approved by LIC and they have verified the documents of Seller and it looks no problem for them.
I am supposed to make Agreement Of Sale[Sauda Pawati] on 15 Nov and i have to pay some amount to Seller as per our discussion held.
I want your help to know what all procedures i do before doing Agreement of Sale.
Can local advocate do Search Report without the Agreement Of sale.
Please help me with detailed procedure, right from making Agreement Of Sale to Executing final Sale Deed.
Also, how to register that sale of agreement, do i need to pay full stamp duty or it can be done in other way.

get agreement for sale drafted by local lawyer . obtain title clearance certificate from local lawyer . he can take 30 years title search . based on his report take call .

Get all the papers checked by a local lawyer.
Only perusing the papers one can advise what more is required to go through or search.

Take help of local lawyer for getting the agreement vetted. He can and should search record without formal agreement.
