Hello All,
I Bought a property in Jammu. Little that I know that after paying almost 80% money that land comes under goby land and registration has been stopped by govt. the seller had a this land registered in his name. Now not able to pay money back he is offering me power of attorney ,a sale deed. As I have no options left until registration opens is this a safe way. Any other alternative is avalible that I choose from.

File a suit for recovery and/or specific performance.
You can also file a criminal complaint case of cheating and forgery.
Consult and engage a local lawyer.

If he is ready to execute a registered sale deed, you may go for it or even a registered power of attorney (with irrevocable conditions)will be a valid document.
Consult a local lawyer and take his advise/opinion before taking any decision.
