Maintenence charges area wise and credit of corpus to members.

Dear Sirs
,
As per existing system ,in our housing society general maintenence charges, excluding electricity and water are collected at different sums for different flats. Is this legally correct ?
Also some members are given much larger credit in proportion to their corpus fund contribution to the society, and hence pay nominal maintenence charge. Is this correct.Please guide correct way for the same.

property taxes are collected depending upon area of flat . maintenance charges are equal for all members . water charges depend upon number of inlets in the flat . society cannot recover nominal charges from some members and direct other members to pay more .

going thru bye laws of co-op soc regarding how levy of charges are decided & calculated, will help u understand it perfectly.
Service charges [lift, audit. legal, gen mtn of garden, swim pool, sweeper, security, stationery, etc]are equally divided. Water chg number of inlet taps. Tax, repairs, etc as per area.
It is common sense too.
