Re:leave and license flat

In case of a flat,which is on L&L and the same person is staying in the flat with renewals every year is it safe or should i need to change the person.The L&L is not registered.

There is no problem if the L&L agreement is renewed every year, however, it is mandatory now to register even L&L agreements.

in maharashtra compulsory to get it regsitered . if you have confidence in licencee no need to change him

There is no legal provision to change, its totally depends upon your sweet will.

It is true that LL need Registration in Mah State.

But in practice, 97% residential Flats are not registered.[Thane Dist} Estate Agents collect Two months rent as brokerage, and manage to evict forcibly. It is a combined Org.[In Mumbai, as Flat cost nearly a Cr. , There Registration in 90% cases, Shops in 2-10 cr , so almost 100% Registration. No sweet will in Mumbai. ]
