Hi,
Sir my grandfather has 4 brothers in which my grandfather is 3rd.And my grandfathers 4th brother does not have children. now all are expired except the 5th brother. my grandfathers 4th brothers wife who does not have children is willing to give a property as gift.which is ancestral property divided among 5 brothers in panchayat deed in 1989. how can get the property registered? through gift deed or sale deed. And how much stamp duty i have to pay for the current govt rate per sqft land is 1500 Rupees. In Karnataka, BBMP limits.

she ewill have to execute a gift deedin respect of her share of the property .the issue of sale deed does not arise as it is a gift from grandfather borhters wife as per your query .
for stamp duty contact a local lawyer . get gift deed drafted by a lawyer

She should have execute a gift deed of her share in property. As the property in question is ancestral and she is the only successor of her husband property. She can also execute sale deed though in sale deed is higher than gift deed in many states. For stamp duty contact the office of registar.

She can very well execute and register gift deed as she is its absolute owner though the same is an ancestral property but if she has no issue, she is free to dispose it off as per her desire.
Stamp duty charges are to be enquired locally.

Sir thanks a lot for the guidence. But I am worried whether my grandfathers brothers sons may rise some issues because one of my friend told gift deed is made only through one line blood relations like father, son, grandson, brothes, wife.
