How much deviation is allowed by bbmp

I am buying a flat where the builders have deviated from approved plan. The balconies are not shown in approved plan. Also the roof is supposed to have solar panels whereas the builder is planning to build solar panels+party hall and Gym on roof. The balconies are of 8.8% of the approved plan area. Builders say that this much area deviation is acceptable. They have A khata for the land and BBMP project commencement certificate. The project is approved by HDFC, SBI with no comments.
Now my question is whether Occupancy Centrificate will be available for the flat at the end of project.

builders are master manipulators in obtaining ocupancy certifcates . your project is pre approved by HDFC and SBi . if you dont want to take a chance buy a flat after OC is issued . no doubt you will get a t higher rate but your moeny will be safe

The problem is the price of the flat will rise about 15-25% when the project is completed in Bangalore. Hence it will be beyond my budget if I try to buy something with OC.
I want to know whether 8.8% deviation from approved plan will cause any problems in obtaining OC in future. Builder says no but I am not sure.

you need to consult a local architect . lawyers are not experts in whether deviations will be condoned by muncipal coproration or not

Well advised by Sethi sir and Makkad sir, You have to consult both Architect and concerned officials of Municipal authorities. They will guide you with complete details. Shed away some money, your job will be done.
