How to registered house property after father and brother deth

(Querist) 17 October 2013 This query is : Resolved 
Dear Sir ,
My father has been expired 2003 and he brought a house with self earning .and my
brother has been expired 2012 and now my self and my mother are alive. Before
expired my brother had done two marriage .
Married with 1st women on dec-1993 and she left after married of 18 months ( july 1995 ) and without divorce , today we are not
aware she again married with someone , she is alive or death and almost 20
years has been passed away she left our house and no relation with us. She had
no son/ daughter.
2ND women came ( April -2003 ) is illegal wife and she has one son ( born on july -2007 ). Now she got a govt. jobs in another city and now she want to left out house and expected some payment in her son share on my father property .

Please suggest me :
How I can move ahead ?
what is the correct way to made payment to her ?
Is there any right of 2nd illegal wife son , hence he born 2007 and my father expired 2003.
After payment made to 2nd illegal wife regarding her son share on my father property and my mother make a will in my favour , how I can register this house in my name or other procedure
to follow by me to no dispute will be arise after me .

Best way is to execute a deed of relinquishment whereby the legal heirs of your brother shall release their share in the property in your name.

The illegitimate son born in 2007 has right
of 1/6 in your brother's share of 1/3 inherited by your brother along with you and your mother 1/3 rd each.1/6 th is of untraceable first legal wife.

But this boy is MINOR and her mother can not relinquish his 1/6 th share as his guardian without prior permission of the court of the District Judge to be applied for under provisions of Guardian and Wards Act.HIS Mother can plead she has no resources to educate her child hence it is in the benefit of the child that she is permitted to surrender his share in favor of you for consideration agreed as being dwelling strangers are not ready to buy and consideration proposed by is adequate.

Your mother can relinquish her 1/6 th directly to you.

For first wife of your brother a suit getting her declared dead as she is missing from more than 7 years is your option.

Doing this way you can own whole.
