Dear Sir/ Madam,
Last year my Uncle at age 91 made his first Will. In my Uncle's Will he has stated his desire to bequeath his tenancy in to this three nieces.
However, he would like a second opinion and a clarification, as to whether the 1999 Rent Control Act pertains ONLY to the tenants right to SELL said tenancy during his lifetime, or does it ALSO cover GIFTING his tenancy after his death. (If tenancy is Sold what is the ratio to tenant vs Landlord?)
I am only in India for the next week, so a prompt reply would be appreciated.

find a buyer . landlord will take around 35%of sale proceeds . you will have to surrender your tenancy to landldord . he will enter into agreement with new tenant .
