Sir,
If any land is sold more than the measurement as per deed can the owner demand money for excess land.
Registered deed was executed in the year 1990 and the kins of the the owner is now in 2014 demanding for the difference.
Request experts to advise if there any time limit to demand for the difference.

Now the kins of the deceased owner is demanding money for the excess land disputing that 5 guntas to be considered and not the square feet.
Request you to kindly advise.

Thank you all experts for your advises. I would like to bring to your notice the previous querry which was raised separately.
AMBIGUITY IN THE MEASUREMENT OF LAND
Our inlaws have purchased a plot of "L"shaped Land in the year 1990
In the registered sale deed,it is mentioned both 5 guntas as well as square feet ( 105 x 30 & 90 x 40 sft as it is L shaped land)
Now, request your advises for the below doubts.
1) Which of the above measurements will stand correct in court of law
2) Whether it is possible to claim the excess land sold by the owner( It is not guarentee as it includes storm water drain also) after so many years of registration.

Thank you for the advise. Please advise whether the owner's (kin)demand to return the excess land is valid now.
And whether the Guntas measurement is valid as the sq.feet is also given in the deed.

How much is the difference between the extent basing on guntas and basing on sq.feet?

It is about 6750 sft- 5400 sft (for 5 Guntas) = 1305 Sft.

You are telling both were mentioned 5 guntas = 5400 sft.
it is mentioned sft.6750.
If square feet is not to be considered, where is the excess land?

There is no question of selling extra land than the one mentioned in the registered sale deed. If at all they claim anything, let them file a suit seeking the relief of taking back possession of alleged extra portion of land attached to the original sale of land as per sale deed. If at all there is any ambiguity, the court will confirm the same in a suit. Ask them to move the court for the same.
