Maharashtra rent act

(Querist) 12 March 2015 This query is : Resolved 
we are concerned for landlord....landlord running guesthouse in the bldg. & tenant running restaurant on the ground floor....it was given to tenant for restaurant.....tenant has occupied area within the compound illegaly for restaurant business (No Construction)......tenant paying rent on time regularly.....landlord wants to redevelop the property and ready to give same size of area in the building after redevelopment on ownership......grounds for eviction are given in Maharashtra rent act u/s 16.....landlord can approach court on two grounds 1. for redevelopment & 2. for illegaly occupying space within compound.....rent is a pittance.....any judgements on eviction on the above two grounds
