Is gift deed of immovable property dated 11/04/1997 should be registered?

Sandeep you mean to say that a gift deed is done on 11.04.1997 in favour of you now you ask to register the same , no if the gift deed is in your favour and you have mutuated in your favour then no need to register it .

If the gift of immovable property was done on 11.04.1997 and was not registered, it is invalid.

A gift deed of immovable property should compulsorily be registered to pass a valid title.

Register it now without which the gift is not complete or effective.
You need however the donor or its legal heirs to do the same.

Unregistered gift deed is invalid, you will have to get a fresh deed drafted and registered since registeration is compulsory in terms of Section 17 of the Registeration Act.

registration has to be done within period of 4 months of execution of gift deed . maximum period is 8 months with penalty .

If the donor is available and still interested get the fresh deed and get it registered.

If the donor is not available or nor interested take the advantage of adverse possession.

Respected Experts, same was the case with my neighbour, they too had a gift deed unregistered almost 30 years old deed, i even seen those deeds, its Unregistered deed I even saw backside if for any seal of registrar, They do not have any problem legally, Recently they even got Electric meter Based on this papers

Any issue if i do not register deed in my name,I even have video recorded of gifted property

we have advised you as to the legal position . if you want clear title to the property gift deed has to be duly stamped and registered . if you dont register the gift deed it is inadmissible in evidence

1. Unregistered Gift Deed is invalid,

2. The Gift Deed which you are having has no value at all legally,

3. Get the Gift Deed executed afresh and thereafter get the same registered.

The legal heirs of both seller and the buyer can now complete the gift by deed of conveyance.
