Notice in rent act

sir i belongs to gujart. here my client has purchased a house in which there was tenant already. after purchasing the saud house tenant was still there, our clien was facing dificulty so that on a ground of bonafide requirenment he had given a notice to a tenant to vacate the said house, now that notice was given one year back. but he has still not vacated the said house. now the querry is that. weather subsequent notice can be given in the rent case or weather is permissible, i want to file a suit. so please guide me.

The terminology of the notice is important, if it is exhaustive no fresh notice is necessary.

You need not to issue a notice for another time.you can file eviction suit on basis of that notice.

The suit for eviction can be filed on the basis of notice already issued.

Since the previous notice was given by the previous owner before your purchase of the property, a fresh notice intimating about your new ownership of the property and instructing him to vacate would be advisable, if he fails to vacate then you can go for a strong eviction suit.
