if i purchased a house and due to some circumstances did not able to mutate the same on my name for last 35 years. then whether my rights are over on the said property.

You will continue to be the owner of that property for all or any purposes. Mutation alone does not create any title in the property if the concerned person does not have any.

Your title flows from the Deed of Purchase. since that is over 30 years old, there can be no threat to your title.
