is there any special advantage in registering the Sale agreement when Sale agreement itself has a validity period of 3 years?

By this registration, this transaction will reflect in the Encumbrance certificate. In case of any other sale agreement subsequent to that or prior to your agreement but unregistered, you will get the chance for specific performance.
