Farm property

hi,
i want to construct a farm house
now i cant purchase an agricultural land as i or nobody in my family is a farmer.

i have heard that you can purchase farm land in mp without agricultural certificate and on the basis of that 7/12 you can purchase land in maharashtra is it possible?
