I want to sell my Agricultural land to my brother which is in rural area.This is ancient property & this is in my name from childhood. My brother is ready to purchase & ready to give some considerable amt. Pls. guide me for precautions purpose against ollowing querries :
[1] Agreement procedure (Gift, Sale Deed etc. )
[2] Which documents I must obtain before & after sale for future return filing etc.
[3] Still you have any important points which are to be noted by me, pls. advise.

1.SALE DEED WOULD BE BETTER BUT IF YOU WANT TO ADDRESS COST OF STAMP DUTY ISSUE YOU MAY GO FOR A GIFT DEED TOO.
2. THE ONE BY WHICH YOU TRANSFER THE LAND IN YOUR BROTHER'S FAVOR.
3.NOTHING.

It shall be better to frame a family settlement and make it a court decree and on the basis of that document, get the mutation transferred. It shall not cost any amount except litigation charges.

The property is in your name.It's transfer in your brother's name would be not that easy as thought, by any court compromise decree as court now a days frown towards evasion of stamp duty.
