Samlat deh

We have a samlat deh in Haryana. This land has five co-sharers who have already died. now their LR's are cultivating land. I want to know
1) if co-sharers can get ownership of land?
2) can co-sharers sale possession to any other person?

Co sharers title is joint in nature. By partitioning the property they would get individual exclusive ownerhip rights for their respective shares in which case they have full liberty of selling their share without consulting other sharers.

You are welcome. Make sure that the partition deed clearly mentions the boundaries of each sharer's portion and the deed of partition is properly stamped and registered; annex a plan of the divided property indicating the boundaries of the portion of each sharer.You should also ensure that physical demarcation of the property is made by applying for subdivision of the property to the municipal;ity or the city survey Department and seperate s. Nos are obtained; land records also should be duly mutated
