Carpet area dispute

(Querist) 13 November 2013 This query is : Resolved 
I am going to purchase a 1 BHK flat (construction to be started yet) in Ulwe, Tal. Panvel, Dist. Raigad. At the time of booking, builder said that the built up area is 630 sq. ft (after 35 % loading, carpet area will be 409.50 sq ft) . All the calculations based on 630 sq ft. Now, I have received approved plan from builder, on where carpet up area mentioned is 277 sq. ft.

Now, he gave me a draft agreement in which it is mentioned as below :
Carpet Area: 25.756 Sq. Mtrs.(277 sq ft) &
C.B./F.B./TER./ELE./SS Area: 11.116 Sq. Mtrs (120 sq ft)

Is it OK..??

Please advise me suitably.

Without a detailed agreement for sale it is not wise to go ahead. It is very hard to prove verbal agreement.

Whether the details on plain paper has adequate details of your booked flat and duly signed by the authorised person.
