Land dispute

sir or madam,
here is the full story and I want your help.10 years ago we brought a vacant property from Mr x legal heirs for 2 lakhs in unregistered sale deed in the name of my aunty and after that we executed a registered settlement in favor of my mother from my aunty and my mothers name is coming in the EC but after all these years the heirs who sold the property suddenly broke into the property saying that unregistered is not valid and also saying that Mr x name is coming in the adangal revenue document, then we filed a police compliant then the police put both the parties locks on the property.this how it stands I want to know how to solve the problem, adangal document is the only document their showing. so what I have to do right now I mean legally

Unregistered document does not create ownership rights in the property in question. However, an unregistered document can be used for some collateral purposes as per the Registration Act.

You may seek appropriate Civil Law remedy as advised by your Local Lawyer.

1. I fully agree with the expert advise of Mr. Kiran Kumar, the document is required to be compulsory registration otherwise it is invalid and cannot be used as a document.

2. What is the word "adangal document"?

Adangal document connotes the land revenue records. They too are not documents of title, even though they may be of some evidentiary value.

The document of sale is unregistered and hence not legal. Your case is on weak footings.

document which is not stamped and registered is in admissible in evidence . advisable to arrive at an amicable settlement with the legal heirs .

The opposite parties reliance on some adangal documents without proper title documents cannot be held as valid, however an unregistered sale deed also cannot be validated by law. Let them file a suit and you can challenge the same based on the circumstances under which you have purchased and are in possession of the property.
