What is the property involved i.e, residnetial house, indutrial plot, agricultral land etc. etc.?
How MC Hydrabad is connected with the property?
Why do you want to change the name in the records of Sub-Registrar?
Whatsoever, the Sub-Registrar can not make any changes in the document(s) already registed.

did your garnd father / father leave any will ? or they died intestate ? who are the legal heirs ?
make an application for mutation of property in your name . enclose copy of death certificate . notice will be given to all legal heirs . if no objection received mutation would be done in revenue records in your name .

I understand that the property (2 shops and 1 godown) is in the name of your late Grandfather.
Please tell as to who are the legal heirs of your grand father (i.e. whether your grand mother is alive, and who are his sons and daughters, or who are all his grand sons and grand daughters), other than you.

Your family needs to register a family settlement to decide the actual shares thereto and only thereafter the ownership shall get changed in the municipal record and meanwhile there is no hurdle to rent out the property being landlord. There is no need to first become owner then to rent out rather any person in possession can do it.

Your grandfather's intestate property automatically devolves upon all his legal heirs, i.e. his son and two daughters. Here son is predeceased and survived by his own legal heirs consisting his wife, two sons and a daughter. As per law, the property will be divided into three shares, whereof, your both the aunties will get one such share each and you along with your mother, brother and sister will be entitled to the remaining one share. If your rich aunty is not interested in her share in the property, she may relinquish her rights in the property by executing a registered release deed in favor of any one you people.Again, if your divorcee aunty also is not interested in her share she may also follow the same procedure, similarly, if your mother and other siblings of your household have an identical view in connection the property, they all also can follow the same procedure, upon which the entire property can be registered in your name but scrupulous follow up is required to get this done.
