If I possess a minor's property (house) by lease for five years. Then, can I do some additional construction in open space or on first floor, by getting oral consent of or mutual consensus with the legal gaurdian of minor?

A hindu guardian is permitted to lease for 5 years but a lease for 5 years can be validly be entered into only by a registered deed.
The permission to raise constructions desired must be in writing to avoid future disputes in this regard,if the lease has been already executed.

No. You cannot do so without obtaining written permission of such legal guardian and basic condition is that it should be in the ultimate beneficial for minor.

Only written permission by guardian, a MUST Recommend Court Order, as civil construction will last for years, and chances of dispute, by tenants, users of premises in future. Minor's interest paramount consideration.
