sir i am staying in secunderabad area since 1985 have applied for my home regularization on Nov 2004 and attached all the documents including Municipal tax receipts & Electricity bills but no replay come from the revenue dept., on my surprise i got notice on June 2008 stating that to get regularization my residential property upon the notice i again applied for regularization on June 2008. Now i received a MEMO stating that my application was rejected due to the land is classified as GVM (Government Vested Municipal)
please advise me what to do....

If the land belongs to Govt. then the objection of municipality is accurate. You need to go in depth about the title of the property under your possession. You have not told how you became owner of the property under your possession and what documents had been taken into consideration by you while purchasing the aforesaid house at that time without which it is very difficult to advise you accurate.

sir i have purchased land from a person (now he is not alive) who had shown the documents on his name after purchased i constructed my home on it and also registered it in 1985. But unfortunately my parents didn't have much knowledge at that time so they could't taken any construction plan approval from Municipal but we are paying the tax from 1985 we have all the original tax receipts & electricity bill payment receipts

Dear Bhaskil,
Ignorance of law is not excused. If someone has fraudulently sold you the land without his clear title, no authority would recognise that claim. But, the question arises, whether at the time of construction, did you get due sanction of the municipality on your building plan? If that part was legally accomplished, you can raise any dispute with the municiplaity, otherwise not.

You failed to inquire title of your seller was the first mistake,then not applying for the sanction of the construction was the second mistake seeking regularization on your own despite paying taxes since 1985 is blunder inviting trouble as "aa bail muzhe maar".your possession since 1985 counts only
26 years and to claim any adverse possession on governments' land,it should be thirty years complete before government claims back by suit or otherwise.
