Regarding buyer's right to property acquired by sale deed

If seller has certain rights, say to get some money or something w.r.t. his property, will these rights get transferred to the buyer after he buys it?

I'm doing a case in which the lessee is required to restore the land. After sale deed, can new owner sue lessee for not restoring the land even though he's not the lessee anymore?

A owns land. Gives lease to B to do mining on it. Law requires the lessee (B) to restore the land by filling up the pits. Also B is a subsidiary of A. Now A sells land to C. A shuts down B. C sues A and B to restore the land. Pleads it was A's right to get land restored. Not said right has been transferred to C.
