Sale deed and sale aggrement

I have just booked a flat in a appt in bangalore. in this project the Builder has around 65%share of flats and 35 % with the landowner. now the flat booked by me is from the land owners share (husband and wife). i already signed the sale aggrement and have got is regsisterd( franking ) at 0.1 % of the sale consideration. Project completion exp July2013
my query:
1.what care should i take now in regsitration / money paid to the land owner.
2. what if either of them are not alive during the final sale deed.

1. Get the developer as well as a party to the sale deed.
3. Their legal heirs would put signature.
