i have sold a non agricultural property the purchaser wants the conveyance deed to be executed before May 31st. He has given half the payments and balance he is giving me postdated cheques to be cleared within 30 days. He has already put a clause in the deed that if the cheques are not cleared within 30 days the deed will be cancelled.Is it okay to sign the conveyance and what are the consequences if the cheques are not cleared within 30 days?Can the conveyance deed be cancelled?
Purchaser has already payed the stamp duty.

You need not to go with the promises as the same may definitely increase the litigation. Get full payment and only then get executed and registered CD as desired.
