Alternation in property

Sir,

I have prurchaed a flate in jaipur rajasthan from personal seller in 9 flates( two floor building ) i have prurchaed ground floor flate front of building total build up area is 678 sq fit shown in registry but only constructed area is 600 sq ft. seller add 78 sq ft area in front of my flate but this area not constructed at time of purchase, can i make a balcony in this area.

If balcony approved in building map then i do

If balcony is approved in the building map in you can construct it.

If original sanction plan show the area of 678 Sq. feet in favour of seller and consists permission for further construction then only go ahead.
