Rent related in cantonment board pune

WE OWN A WADA WHICH HAS AROUND 10 ROOMS WHICH ARE GIVEN ON PAGDI SYSTEM YEARS AGO , FOR WHICH I RECEIVE APPROXIMATELY RS80/- TO RS 100/- PER MONTH RENT.
SINCE 5 YEARS THE PROPERTY TAXES HAVE INCREASED 200% .WE HAVE NOT INCREASED THE RENT. THE PROPERTY TAX IS MORE THAN THE TOATAL RENT RECEIVED.
IN THIS CASE HOW SHOULD I INCREASE THE RENT? SHOULD I DIVIDE THE PROPERTY TAXES WITH THE NUMBER? OR CAN I INCREASE MORE THAN THAT?
IF I DO SO WILL I BE FACING ANY LEGAL MATTERS FROM THE TENANTS SIDE?
PLEASE HELP ME HOW SHOULD I GO WITH THE SAME.

Regarding Pune Cantonment board land first thing I would like to confirm what is title of land ? Whether it is free hold land or lease land ? Get GLR extract checked

If free hold land you are safe else immediate attention is required in that area first

Second thing Maharashtra Rent Control Act is applicable to Pune Cantonment board .

Sir,
It will depend on the rent agreement, in the normal course in Maharashtra, the tenants have to bear the property tax, water and electricity bills. You can collect these charges from the tenants if the tenancy agreement concurs.

Thank you Kishor Mehta sir . But the tenants are since more than 60years and that time they did not had any agreements
