I would like to buy a resale MMRDA flats, what are things that should be kept in mind while buying MMRDA flats also the procedure that is done while purchasing??

Bit confused , See MMRDA is one organization and MAHADA is second organization both function under different act and both have different function to perform.

Generally MMRDA flat ( heard some where but not sure but I think they are for project affected people tenement given on rent or some thing like that . Means if big road is built and some people are coming they are not ready to move so finally they constructed some building some where and aloted them some flats on rent and owner was MMRDA this is what I had information in past)

MAHDA is purely housing company owned by Govt. of Maharashtra and its job is to construct flats and give it on subsidy to people .

Now both flat transfer , require specialized study , May be some time their is restricition they can not be sold for specific year and if transcation done it is illegal. Additionally flat which are given on rent can not be transferred to others etc.

Real Estate Agent cheat lot , Even some adv. just for money sake make some documents the way agent want or seller want without considering buyer interest.

Best solution will be you keep your Adv. who is specialized in those laws and such transaction and give professional fee to check all things and most imp. thing who will take care of your legal interest and not opp. side.

While checking all things fee should be also fixed means if he says I don't approve this flat title then also you will pay him full fee then he will do work honestly , and most imp. thing search experienced person in it
