I have taken a property on Leave and License Agreement basis in Mumbai through a Real Estate broker now my owner wants to Sell it. Owner is keen to sell his property (in which I am staying on rental basis) to me, my broker is asking Brokerage on Sale Transaction (his logic is He introduced owner to me otherwise how owner will contact tenant) Am I liable to pay brokerage, is there any such Practical practice or any Law for this where I am bound to pay brokerage, kindly suggest.

No. There is no suc law and broker has already performed his duy and he might have charged some amount at the time of registration of leave and license. At this stage when you and seller are having good cordial relations and can perform each and every activity of registration of sale-deed at your end then there is no need to take the services of broker.

The broker is a commission agent of sorts who is generally governed by a detailed agreement. But in your case no such agreement seems to be existing and hence the broker could do nothing. Moreover the broker has already performed his duty.

The broker has not done any for the sale.
He may be paid brokerage for lease/rental arrangement.
He need not be paid for sale
