A gives GPA to B. After 6 months B enter sale agreement with c for 20,00,000/- and time limit to pay whole amt with in 1 month.after 15 days c' refuse to purchase the property due to shortage of funds.on Jan2011 b cancel the sale agreement and enter a sale deed to D. The registration value as per GV is RS.12,00,000/-.the same day of sale A cacel the GPA with out the knowledge of B and gives false compliant against A as land grabing.In between A has filed caveat against B andC. All the documents are registered on same day.

Dear Ashok,
Wheather all three documents are registered at same office or not? If the sale deed between B and D is registered before cancellation of GPA then it is legal and valid. it seems that,
A is a land owner.
B is a GPA holder of A
C was a one time executed agreement but lateron refuse ( he is no more in picture)
D is a new purchaser from B by virtue of GPA
Now, if A feels bad on part of B , but the cancellation of GPA was too late on the part of A therefore can not file a complaint against B. However, you may seek relief from the civil court for cancellation of sale deed.

thanks mr.shsshikant patil.But the sale agreement was executed for 20,00,000/- by the power holder and entered sale deed with D was entered Rs. 12,00,000/- due to urgent need of fund it legaly valid or not
