Pagdi system rights of tenants

Hi,

I reside in malad east kurar village village chawl system (pagdi). The house earlier belonged to my grandfather and then divided in 2 parts out of which one belongs to me and another sold to new tenant. The one which belongs to me is in the name of my father and we paid certain amount for separation. We also paid money for making it 1+1 and also paid money for constructing bathroom within the same house.

I am a lay man and don't know any rules and regulations. every time i want to do something in my house lanlord asks for thousand of rupees. eg. I paid 25000 for constructing bathroom.

My query is that i am planning to leave the area for better future of my son. when i will sale the property in 20 lacs lanlord will demand for 33% of his rights. Can we reduce the amount of 20 lacs for calculation of 33% as we paid for separation and bathroom which creates value to my residence.

My exact question is can i legally tell him to charge 33% for transfer of rights on 18 lacs instead.

Also i am exactly not aware if he is paying property taxes on time and the documents procedure is in order because he is powerful tell us to case while we demand to see papers or have copy of it.

When you intend to sell your portion, definitely your earlier payment shall be duly considered.

As you are not concerned with the house tax etc. so there is no need to go in depth of his matter, however, you cannot be evicted from that portion so the threatening is fake and has not base of law.

direct 33% on 20,00,000/- or

2000000-100000-25000=1875000*33%= 618750
